With regard to the complaint filed by Erin, now in California, the facts are more than she admits. She and her boyfriend lived in their apartment without issue, other than repeated late payments, until there were problems which caused the roommate to move out. He attempted suicide, he did so elsewhere, but did not succeed. They separated, leaving the rent and utilities unpaid. When he was released he began loitering in the area, finally camping out on a partially enclosed back porch of an adjacent vacant apartment. His campsite was found in which all of his information and part of hers was found. This was the evidence that was presented in court. The court ruled that the ex-roommate broke into her apartment through the back door.
She did not pay her electricity bill and that was turned off with food decaying in the refrigerator. Code Enforcement was notified and the apartment was posted. The city gave her 48 hours to remove her belongings. In addition to that an eviction proceeding was completed which completed the removal of her right to the property and a judgment was entered against her for unpaid rent, fees, costs, and damages. The matter went before the court twice and there were 19 exhibits submitted in establishing that the moneys are owed, and each party had full opportunity to present their evidence. She did not appeal the judgment.

The tenant caused City Code Enforcement to post the property at which time she was ordered by the City to remove her belongings and to not reenter the premises.

There is no scam. My name is Randy Sigley and I own Pikes Peak Rentals. I offer leases which will allow tenants to move in for a deposit only which helps them because a deposit plus a first month's rent would cost more than $1000.00 at most apartments and is an amount which people cannot afford many times. The leases require, however, that payments be made on time and that the leases be complied with. Most people do well, some do not. When they do not they are given statutory notice and are given the chance to make up the deficiency. Many do correct the deficiency and live on with no issues. Some, however, and a list of those who did not can be provided, try to avoid responsibility while living in a home cost free, to include utilities.
The people who come to these forums are replete with more to each story than they tell. They forget the late payments that were accepted, and the compromises they received, and the opportunities they were given to comply with the leases before any action was taken. In many cases no late fees were charged, pets were allowed without pet fees, additional tenants moved in without sanction, and so on. These people complain because they finally exhausted their chances and had to have legal action taken against them.
The average restoration time for a unit can range from 2-3 days to weeks. In one case it took 7 weeks to restore an apartment due to cat spray. The average utility bill left unpaid ranges from $100.00 to $175.00, all of which has to be paid from other sources, or collected from the tenants. Recently one apartment required 3 people and two weeks to restore.
The people who do these acts are the ones who come here to these sites.

As for this particular "complaint" I can only say that it appears to have been submitted by an evicted tenant who did not prevail in court. The facts speak for themselves in that regard.

randy came into my apartment one day saying that since my thermostat was set to 70 degrees he is going to give me a higher utility bill which was normally $150. the higher bill was $258!!!! when i fought this he tried to evict me. I said im moving out and breaking my lease. he would send crazy emails saying he is closing the building down and then send another one saying he was joking. when i moved out i said i needed more time. he then locked me out of my apartment with my belongings in it. the same night he locked me out and my entire apartment was robbed. when i was waiting for the police to come he showed up and went thru the apartment. went to court and when we did he told the judge i filed a false police report and said that the day i was robbed he went in and took pictures of my apartment and everything on the police report was still in apartment and showed a pic of my belongings to the judge that was on police report. so he basically took a pic of my stuff while he was changing my locks and then had me robbed by his people and had them take a pic so he was covered. he lied in court saying my dad threatened him which never happened. his own son was helping former tenants win against him in court because he is corrupt but he died in service to army. when i moved in i never filled out any application or employment verification. i only signed the lease. when i was robbed all my paperwork with my confidential files with my social security numbers were gone. he stole my identity. in court he had my social security number to file an eviction which he stole because i never gave it to him since i never filled out an application. he proceeded to tell the judge he found it in the trash. in court he was obviously very familiar with the legal terms and could tell was previously a lawyer. Sad to say he won in court because he knew the legal system very well. please dont ever rent from him.

This person talks you into a contract, once he gets the deposit he will get psycho and flip out, come up with any excuse to charge you crazy fees, and eventually evict you. He is making more money this way than he is by actually renting the property.
